Home Information Pack (HIP)

MyInpector would like to take this opportunity of thanking all our customers for their support over the last four years. Unfortunately this means that buyers are back in the dark ages when it comes to learning about their intended purchase.
We would stress the importance of having independent advice and feel that the arguments for a condition survey have never been stronger.

Energy Performance Certificate (EPC)

This is a European Directive and is a legal requirement when selling your home.  It is an important tool in the fight against global warming. An EPC is also legally required on rental properties upon a change of tenancy and lasts for 10 years.

The EPC tells you how energy efficient the property is by collecting data which includes the age of the property and any extensions, construction, insulation and relevant appliances. The property will be given a rating on a scale of A-G with the most efficient in band A (like a fridge rating). It will also give recommendations on ways to improve the efficiency, save money and help the environment.

One of our Energy Assessors will assess your property.  The survey is non invasive and usually takes between 3/4-1 hour.  They will be pleased to explain the procedure and answer any queries.  An extra which we provide is to explain the anomalies of the RdSAP system at the visit and by email.  An example is that often secondary heating reduces the rating and you can point this out to any buyer that another way of raising the rating is to remove it (or not use it). 

Commercial Energy Performance Certificate (NDEPC)

All Non Domestic buildings on construction, sale and rent require a Non Domestic Energy Performance Certificate (NDEPC) and a Recommendation Report (RR) This information will help owners and occupiers make their building more energy efficient and allow potential buyers and tenants to compare the energy performance of different buildings.

We can provide certificates for shops, offices and industrial buildings.  Our prices start at around £175 for a simple retail or warehouse space and can rise to several thousand pounds for a large office block. 

Home Condition Survey (HCS) 

This is a condition survey for purchasers and is covered by insurance to protect the buyer’s interests.  The survey also includes a replacement valuation for building insurance purposes.  It is a Survey that has been specifically developed to give objective condition ratings, in a simple to understand format and is written in plain English. 

It avoids the criticism of other forms of survey that hide behind jargon and regular recommendations to call in a specialist. The report is prepared in an easily understood format and elements of the main building are given a rating of 1,2,or 3 or NI (not inspected) because of no access or health & safety considerations.
 
It gives potential purchasers a transparent and concise appraisal of the property’s condition and is backed up with photographs.  You gain valuable information that might assist further negotiation and that most important benefit, peace of mind.  With the demise of the HIP there is an even more pressing need for information about your new home. 

Damp Surveys

We have added these at the request of our customers.  MyInspector also does work for the Insurance Industry and is experienced in quantifying the damage caused by water and moisture.  The company grew from a maintenance and repair company and has many years experience of the causes and reinstatement that is required after problems with damp.  We are not tied up with a damp company so our advice is objective and not reliant on commission.  Call us for an unbiased report.  Our fees start from a very reasonable £65 for a non-invasive survey carried out by a qualified Building Surveyor.
